What’s Included
- You will receive a complete set of photos that are professionally edited, color-enhanced and are high resolution. Photos will be delivered in a zip folder to your email.
- All exterior photos will be photoshopped to have a beautiful natural-looking combination of blue sky and white clouds. Similarly, a stunning sunset sky will be included for photos taken in late afternoon.
- Minor PhotoShop and item-removal is included with edits. Additional fees apply for virtual staging and major edits per photo.
- For the Matterport 3D virtual tour, links will be emailed to you within 24 hours. You can copy/paste the link to your listing on the MLS or embed it on other platforms.
- We are based in Orange County but cover projects in Los Angeles, Riverside and San Diego as well. (Travel fee may apply)
Things to Remember…
- Average time for a photoshoot is approximately 1 to 2 hours. It takes about 2.5 to 3 hours for photos plus a 3D scan of a property measuring approximately 2,000SF. And about 4 hours to do photos, 3D scan and video.
- Our turnaround time for photos is usually 1 day. Sometimes it could take up to 2 days if there is a back log with edits. We do not provide same-day full-edit service, but we can provide a few pictures that are lightly edited within a few hours of the shoot if needed. Matterport scans will be ready within 24 Hours. Turnaround time for a 2-3 minute video is about 2 days.
- All Matterport 3D Files will be live until the house is sold or up to 4 months maximum. After that, the file will be archived. If you need the file to remain active longer than 4 months, a small fee applies.
- DRONE SERVICE: Our Photographers are certified by the FAA. However, launching and operating a drone depends on both federal airspace restrictions, as well as specific local ordinances put in place by cities and counties. Therefore, drone service is not available at all locations.
- For TENANT-OCCUPIED properties, either the owner or the agent must be present at the time of service.
How to Prepare Your Property For Photoshoot…
- First impressions are everything when it comes to house-searching, whether in print or online. The more you declutter the place, the better the photos will appear.
Here are some tips that you can follow to make your listing stand out:
- Remove cars from the driveway and try to make sure they are not visible in front of the house.
- Put away/hide trash cans
- Clean windows if possible, especially if there is a view that is visible through the window.
- Make sure the backyard/patio is nice and clean; Straighten patio furniture and flower pots, remove cover on BBQ grill, put away any water hose and anything else that may be laying around, or leaning agains side walls.
- Remove shoes/sandals by doorways.
- Open all window blinds, curtains and shutters, to bring in as much natural light as possible.
- Turn on all lights including recessed lights, floor/desk lamps and turn-off all fans, and conceal power cords if possible. Replace light bulbs if needed.
- Make beds, straighten pillows on beds, sofas etc., make sure bed sheets, covers, throws are straight and closet doors closed. The only time you might want to have photos of a closet taken, is if it’s a large walk-in closet.
- Clear items on kitchen and bathroom counters, by the sink, and put away things like dish soap, hanging towels, utensils and similar items to the extent possible.
- Clear all countertops – a few small pieces such as fruit bows, plants etc. are okay, but avoid anything tall that might block the view.
- Remove all fridge magnets, photos, etc.
- Put trash cans away
- Make sure the sink is clean and free of dishes
- Straighten tables and chairs
- Put toilet lids down and clean bathroom mirrors.
- Remove all bottles, razors, soap etc. in shower/tub area.
- Remove toilet brush and trash can in bathrooms.
- If you have limited space inside, you could move some items to the garage ahead of time, rather than trying to move them from room to room at the time of photoshoot.
